Camp North End

Finished: 2021/2022

Location: Charlotte, North Carolina

Camp North End in Charlotte, North Carolina, is a prominent adaptive reuse development transforming over 75 acres of historic industrial property into a vibrant, mixed-use hub. Originally a Ford Model T assembly plant in 1924, the site later served as a U. S. Army warehouse during World War II and then a distribution center for Rite Aid. New York-based ATCO Properties & Management took ownership in 2016 and, with strategic partner Shorenstein Properties, began reimagining it as a creative and community-centered destination that integrates office, retail, residential, and public space.

The development incorporates unique amenities and design features aimed at enhancing occupant well-being. It includes extensive outdoor spaces, public art, and pedestrian pathways, which make it one of the largest projects in Charlotte to emphasize both historic preservation and modern wellness standards. Its design prioritizes sustainability and has received Fitwel certification for promoting health-focused features. Mmcité provided moveable furniture line Stack to support these endeavors and promote inclusivity. In addition, mmcité provided ample Bikeblocq bicycle stands, our Woody benches in various configurations are seen throughout the project. There are also Radium benches in a pocket park near the southern end of the development.

Camp North End was designed by a collaborative team involving developers and architectural firms. The development, led by ATCO Properties & Management, incorporated adaptive reuse and mixed-use planning with contributions from S9 Architecture and BB+M Architecture. The project emphasizes historical preservation and creativity, retaining structures from the site's World War II-era facilities. Notably, four pavilion designs along Keswick Avenue were created by finalists of a design competition hosted by ATCO, specifically for Black architects. Winning designers – Hasheem Halim, Aleah Pullen, Melanie Reddrick, and Marcus R. Thomas – introduced features highlighting Charlotte's cultural heritage through creative facade designs and sustainable materials.

The comprehensive effort reflects Camp North End’s mission to foster a community-oriented, inclusive, and historically grounded public space. The project has already won multiple awards for its innovative approach to adaptive reuse and urban revitalization.
